Affordable Housing: Grove Gardens Elm
Client: Cross Keys Homes
In early 2020 we were awarded a contract to design and build 27 new dwellings for Cross Keys Homes in Elm, Wisbech. The site consists of a mix of 4 house types ranging from 2-4 bed, and a mix of tenure type between Shared Ownership and Affordable Rent, providing much needed affordable housing to the East of England. The site was handed over to the client in September 2021.
Front
The superstructures of all 27 houses are constructed using MMC, more specifically prefabricated timber frame construction. The external skins are a mixture of buff and red bricks, cladding and render and the roof coverings are a mixture of red and grey tiles to break up the external pellet of the scheme and help the site fit in with the surrounding area.
Floorplan
All plots will be fully finished internally with wall tiling, floor coverings, decoration and kitchens being installed. All domestic services will be installed in line with the Cross Keys Homes Employer’s Requirements and hand over 27 fully finished plots ready for occupation.
Foundations
The foundations are formed using 16m deep driven pre-cast concrete piles and reinforced concrete ground beams to transfer the load. The masonry footings are then constructed with 150mm deep insulated block and beam floors and 75mm concrete screed installed, completing the ground floor construction. We were tasked with constructing all 27 plots to ground floor level in just 12 weeks to meet the client’s golden brick deadline and with hard work from everyone involved, all 27 plots were up to ground floor level in 9 weeks.
