Private: East Street, St Ives

This project comprised the design and construction of 14 flats for a private client on East Street in St. Ives. The Coronavirus pandemic of 2020 occurred while the project was on site, despite which the project was handed over on programme and on budget in August 2020.

Construction:

The flats consist of studio, one bed and two bed flats across three blocks. All blocks are of traditional construction with the incorporation of steel framing to assist with the structural stability. The floor construction comprises of beam and block to the ground floor, precast concrete planks to the first floor and timber to the second floor. The roof structure is a traditional cut roof finished with mixture of natural Spanish slate and single ply to match the aesthetics of both the previous structure on site and the surrounding buildings.

Exterior:

Externally, the front and side of the site have been finished with brickwork walls complete with railings. The main courtyard area has been block paved using a permeable system and leads up to the entrance areas to the flats which complement the encaustic tiling that has been installed. External lighting has been installed to both the external walls and to pier caps within the courtyard area.

Internal:

Internally, the flats are plastered and painted with Farrow and Ball colours on the walls and ceiling. The bathroom walls have been tiled in a marble effect tile. Floor finishes include engineered hardwood flooring to the main hallways, kitchens and living areas, bedrooms have been fitted with a durable carpet and bathrooms are finished with floor tiles which match those fitted to the walls. The kitchens have been installed with great care and precision and incorporate copper backing plates and acrylic worktops within their design.
